How we invest
Our investment process is the product of our Focus on Change philosophy – a philosophy that helps us anticipate shifts in the price of an investment or movements in markets before the competition. This is a key facet of our approach to making money for our clients across all asset classes, including commercial real estate.
We aim to add value to your real estate investments with us, choosing potential purchases on the basis of an important underlying philosophy:
Cashflows first, bricks and mortar second
This means we have a rigorous and dispassionate approach to looking at real estate opportunities, aiming to exploit inefficiencies and mispricing in the market. We allow our fund managers sufficient scope to make opportunistic purchases or sales in order to deliver consistent outperformance for your portfolio.
The performance record of our real estate funds is testament to an investment process that works. Three key elements to our process are research, stock selection and active management.
Research
Our real estate research team offers skills and experience that have been built over a long period of time. We strongly believe in our ability to deliver value through a wholly transparent, rigorous and repeatable process designed to identify which markets and sectors offer relative appeal. The team provides original in-house research and is instrumental in setting our real estate House View.
Stock selection
We look to source and acquire the most attractive investment opportunities, and our scale and reputation enable us to source the majority of deals off-market. Having identified potential opportunities, we scrutinise each one closely against a range of rigorous measures. Our investment process is designed to seek superior performance for our clients.
Active management
We carefully monitor and manage each investment on an ongoing basis, and aim to add value throughout the real estate process – from sector weightings to stock selection and from asset management to redevelopment.
